Santiago Financial, Inc. began handling problem accounts for California Federal Bank in 1983. When the foreclosure process changed in California in 1984, SFI began the complete noticing and foreclosure action procedures on behalf of California Federal. This service was expanded to include other institutional lender clients which are still served today. The process begins at the point where the lender determines that a foreclosure action must be initiated. SFI provides the Noticing and Sale processes which are required by law. The service contracts with California Federal expanded to the Southeastern United States in 1985 and continues to the present day. This requires travel to the area on a monthly schedule to inspect vacant units, collect loan payments, refurbish properties, market properties and handle title transfers.

In 1988, a marketing program for foreclosed homes was initiated with Great Western Savings which continues to the current date. This institution uses an internal trustee for the foreclosure process but contracts with SFI for the re-marketing. In 1989 we began handling the complete foreclosure and marketing process for First Interstate Bank. This relationship continues today.

Additional contractual agreements were made with Atlantic Financial of Philadelphia for its California and Eastern States problem manufactured home loans.

In 1994, SFI established THE COMP REPORT which is an on-line sales database service for the manufactured home industry. This on-line subscription service provides current sales data to lenders, appraisers, dealers and other members of the industry.

In March of 1996 Santiago Financial, Inc introduced www.sfiweb.com. This is a site with information about finance programs, listings of homes for sale throughout the State and industry news and legislation. The SFI web site also has an online credit application.

Loan origination activities were re-emphasized in 1994. We are currently expanding the programs as the market improves throughout the State of California.
